Cameron Stephens Mortgage Capital Ltd. was formed in 2004 by Scott Cameron, who has been in the Canadian mortgage business since 1983. The business of the firm is to originate, underwrite, and manage a diverse portfolio of commercial mortgage investments that deliver consistent, premium risk-adjusted returns, with preservation of capital as the overlying goal.
Currently the company’s portfolio stands at approximately $160.0 million, of which 50% ($80.0 million) is invested in private or mezzanine debt at returns ranging from 9% - 15%. The balance is invested institutionally at conventional institutional spreads over Canada Bonds.
Both commercial mortgage portfolios are growing with over $300 million in capital being repaid to investors to date.
Mortgage Capital Investment Strategy
Since 2004, the Cameron Stephens management team has followed a simple strategy in the execution of its business plan for mortgage capital – solid underwriting based on an in-depth knowledge of underlying real estate values, prudent lending practices and regular, detailed assessment of the loan’s performance.
Each loan is subject to a rigorous analysis, including property inspections and borrower interviews, and must have a clearly defined exit strategy. In addition, independent appraisal, cost consultant, environmental, legal and insurance counsel is obtained to verify fundamental property information and ensure each transaction is properly structured before funding.
We have a strong and loyal customer base. Over 80% of the new business that we generate each year comes from existing customers.
